The single owner search provides current owner information from a full value deed through an examination of the public records on the subject property of the ownership. The report contains information regarding vesting, legal description, current tax information, outstanding mortgages, liens, judgments, courts case recorded against the property and current owner.
provides the title report along with the current vesting deed and all deeds leading back the prior owners warranty deed (two full value deeds included in the search). Also included are copies of 24-month chain of title, open mortgages and assignments against owners, courts case’s (judgement and liens) recorded against the property and current owner.
The Full search provides a complete 30-to-40-year ownership history on the property. Included are copies of assignments against owners, courts case’s recorded against the property and current owner, title report, vesting deed, 30 to 40 year’s chain of deeds, 24-month chain of title, open mortgages or deed of trust, judgments and liens, covenants and easements
The lien and judgement search checks if there are any judgments against the borrower and adds the search docs to the file. The search includes all names in the chain of title and reports liens and judgments for all owners, current and past. The names are run for general liens, such as judgments and federal tax liens, for the full statutory period applicable for the state.
The online tax search determines the current status of real estate taxes against a property and compiles a report that includes – parcel identification number, tax year, tax period (annually or installments), tax ID#, date paid and the amount, delinquent taxes, assessed value, homestead exemption, building and land value and MCPT info.
Preliminary Report shows the ownership of a specific parcel of land, together with the liens and encumbrances thereon which will not be covered under a subsequent title insurance policy.
The update search provides ownership of the property information from previous effective date to current effective date.
